Elite Portables — 1300 310 480
Maybe it’s a parent who shouldn’t be living alone anymore, a grown kid who can’t crack the rental market, or a second income sitting unused in your back yard. A granny flat solves all three the same way — a self-contained one or two bedroom home with its own kitchen, bathroom and entry, put on land you already own. We build them in Queensland and deliver across the Gold Coast, so if you’ve got the space, this is the right page.
Do we come to Gold Coast? Yes — the building is manufactured at our facility and transported in, so what matters on site is access for the delivery rather than conditions for a build.
Granny Flats in Gold Coast
You end up with a finished, liveable home, not a shell you have to fit out. Kitchen with benches and cabinetry, a full bathroom, bedrooms with built-ins, insulated walls and ceiling, wiring, plumbing and lighting already in — the building arrives with all of it done. You choose the layout, the cladding and the internal finishes before we start, so what turns up matches what you signed off on rather than what was left on the shelf.Because it’s built as a transportable, it stays yours in a way a site-built extension doesn’t. It can be relocated if you move the family around or sell the land, and it’s a separate dwelling on the block rather than a room tacked onto the back of the house.
How it works
You tell us what the flat is for and roughly where it’s going, and we work back from there to a layout and a written quote. Nothing gets ordered off a rough number over the phone.Once you’ve approved the design, we can supply the plans, specifications and engineering your building certifier will ask for. Approval for a secondary dwelling sits with you and your certifier, and we’ll give you what we hold so nobody is waiting on us.The build then happens in our workshop while your site is prepared. Working under cover means weather doesn’t stretch the program out and trades aren’t standing around. When it’s finished, the building is transported to your block, set down and levelled on its footings. Final connections — power, water, waste — are done on site, and you do a walkthrough with us before handover.
What it costs
The honest answer is that the building is the predictable part and the site is not. Size and bedroom count set the base, and your choices on kitchen, bathroom fit-out and external cladding move it from there. What varies most between jobs is access and ground: how close a truck can get, how far services have to run to reach the flat, and how much levelling the footings need. That’s why we quote on the specifics rather than publishing a figure that would be wrong for half the blocks we see. Tell us the layout you’re after and what the site looks like, and you’ll get a price that holds — with the site work priced separately and visibly, so you can see what’s building and what’s ground.
Getting started
Send us the size you’re thinking, what the flat is for, and a photo or two of the back yard and the access down the side of the house. Those photos answer most of the questions we’d otherwise ask. From there we’ll talk through layouts that fit the space and get you a written quote you can take to a certifier or a lender.
Common questions
Do I get a say in the layout, or is it a fixed range?
You choose the layout, cladding and internal finishes before the build starts, and sign off on the design before anything is ordered.
Can the granny flat be moved later?
Yes. It’s built as a transportable dwelling, so it can be relocated rather than being permanently tied to the block like a site-built extension.
Who handles council approval?
Approval sits with you and your building certifier. We supply the plans, specifications and engineering we hold so your certifier isn’t held up waiting on documents from us.
Why can’t you quote a price over the phone?
The building itself is predictable, but site access, service runs and how much levelling the footings need vary block to block. We price those separately so you can see what’s building and what’s ground.
